We work across Wasatch, Summit, Salt Lake counties, Salt Lake City and Cottonwood Heights. Site visits, project coordination, and follow-up are scheduled based on project needs, availability, location, and scope. Projects outside these counties may also be considered based on project scope.

What building here is actually like

Midway, Heber City, Charleston and Daniel.

Older valley homes, ranch houses on larger lots, and newer construction all bring different existing conditions. Basement layouts, ceiling heights, plumbing, mechanical systems, and other conditions vary by property and should be evaluated during project planning.

Older stock brings lower headroom, mechanicals in awkward places, and foundations worth a proper look before anything gets framed against them.

Higher elevation and a significant second-home market, which changes the work in practical ways. Structural and roofing decisions should account for the property’s existing conditions and the requirements applicable to the specific project and jurisdiction.

Schedules have to account for owners who are not in the state, and for the shorter window that altitude and weather allow for exterior work. Anything involving the roof or the exterior envelope gets planned around weather rather than around convenience.

Properties here can have different utility and infrastructure conditions, including septic or sewer service. Where septic or other site-specific systems are involved, their capacity and applicable requirements may need to be evaluated based on the property, proposed use, project scope, and applicable jurisdiction.

Salt Lake County includes a mix of established neighborhoods, newer residential areas, foothill communities, and properties with different existing conditions.

Salt Lake City, Cottonwood Heights, Holladay, Millcreek, Murray, Sandy, Draper, Midvale, South Jordan, West Jordan, Riverton, and other Salt Lake County communities each have their own property conditions and applicable requirements.

Climate and existing site conditions can affect remodeling and construction planning. Basement insulation, air sealing, foundations, drainage, and other building details should be evaluated based on the property, project scope, existing conditions, and applicable requirements.

Homeowners can also review current guidance from the appropriate local or state authorities when evaluating issues such as radon.

HOW WE BUILD

The building season is shorter than people expect

Exterior work can be affected by seasonal weather, site conditions, and project requirements. The appropriate timing depends on the project, property, materials, and current conditions. Concrete and other exterior work may require project-specific planning around weather, site conditions, materials, and applicable requirements and excavating frozen ground costs more and takes longer. That is not a reason to wait until June to call: permits, drawings and cabinetry lead times mean the paperwork on a summer project sensibly starts in late winter.

Interior work is the opposite. Interior remodeling can sometimes offer more flexibility when exterior work is delayed by weather. However, scheduling still depends on the specific project and current conditions once exterior work has stopped. If you are deciding between a basement renovation and an addition, and timing is important, this difference is often more significant than most people realize.
