It varies more than homeowners expect, and the honest answer at first contact is a range rather than a number. The variables that move it most are egress work, whether mechanicals need relocating, how many bathrooms are involved, and finish level. We give you a range at the consultation and a written price after scope.

The initial consultation and estimate for a defined project is part of how we win work. Where a project needs design work or engineering before it can be priced at all, that is a paid stage and we say so before it starts.

It depends on the book at the time you ask, and it is worth asking early — permit timelines mean that most projects have several weeks of paperwork before anyone is on site anyway, so an early conversation costs you nothing.

Permit requirements vary depending on the property, project scope, existing conditions, and applicable jurisdiction. We can help identify the requirements that may apply to your project.

Cutting an opening through the foundation wall, setting the window, and excavating and building a window well outside with proper drainage. It is routine work, but it is not a small line item.

Whether a basement bedroom needs one depends on the applicable building code, the jurisdiction, and the existing conditions. Emergency escape and rescue requirements may apply, so we evaluate the proposed bedroom layout and existing openings during planning.

Only where the jurisdiction permits it and the unit meets the requirements for a separate dwelling. Rules differ between Wasatch County, Heber City, Midway and Park City. We check before we build, not after.

Yes, regularly. We also handle straightforward layouts ourselves where a project does not warrant a separate design contract.

You call us and we come back. Working within thirty minutes of most of our projects is part of what makes that a real answer rather than a policy statement.

Yes. Wasatch Unlimited is a licensed and insured contractor serving homeowners throughout Utah. We’re happy to provide our current license and insurance documentation upon request.

You get one point of contact for the project rather than a different number for every trade. Subcontractors do the specialist work — electrical, plumbing, HVAC — and scheduling and responsibility for them sits with us, not with you.

We will not price-match a bid without seeing what is in it, because the gap is usually scope rather than margin. Two quotes for the same basement that differ by a third normally differ on egress, on permits, or on whether the mechanicals are being moved. Send us the other estimate and we will tell you honestly what it does and does not include.
